Started managing vacation rentals in San Diego with nothing but Excel spreadsheets and gut instinct. Manual pricing meant constantly checking competitors, updating calendars, and second-guessing every decision.
The problem: We were leaving $2,000+ on the table every single month.

Sean Rakidzich introduced us to the concept of competitor analysis. We built our first manual comp set for the La Jolla property—identifying 15 similar listings and tracking their pricing strategies.
The breakthrough: Revenue jumped 15% in the first month just from competitive awareness.

Building the Algorithm

Started coding what would become the Golden Engine. Integrated TSVFP scoring (True Supply vs Forecasted Performance), MPI calculations (Market Penetration Index), and automated comp set analysis.
First automated pricing deployed for 3 San Diego properties: La Jolla, Prestwick, and Columbia.

The Austin Expansion

Added 4 Austin properties: GreenKing (anchor property), DreamRoom, JaguarRoom, and RedRoom. Developed the "anchor + derived" pricing model—one main property sets the baseline, others adjust with multipliers (0.85x - 0.95x).
Proof of scalability: Same Golden Engine logic worked across completely different markets.

  • Daily: Lead time discounts (Calvin Tran's 75-55-35 occupancy model)
  • 5-Day: Calendar sync + velocity adjustments
  • Monthly: Full pipeline with fresh comp sets
Integrated with HostAway API for automatic price pushing. No more manual updates.

Made the decision: this can't stay internal. Other property managers were struggling with the exact same problems. We started building the B2B SaaS platform.
Conceived the 50-properties-per-city exclusivity model—ensuring competitive advantage for early adopters. Started building client-facing dashboards.
Began brand development with The Bougie Backpacker collaboration.
